Florida Housing Finance Corporation’s (Florida Housing) First Time Homebuyer Program is here to help you purchase your first home. They offer programs to help you keep your monthly payments low through very low mortgage interest rates. They also offer down payment assistance to help you buy your home.

Florida Housing’s First Time Homebuyer Program provides a continuous stream of lending throughout the year for eligible first-time homebuyers. If you're not a first-time homebuyer, you may still be eligible if you're purchasing a home in one of 13 GO Zone counties that include Brevard, Broward, Collier, Glades, Hendry, Indian River, Lee, Martin, Miami-Dade, Monroe, Okeechobee, Palm Beach and St. Lucie.

Program Highlights

The program offers low-interest 30 and 40 year fixed-rate loans, down payment and closing costs assistance as well as access to credit counseling.

Teachers, firefighters, healthcare workers, police officers, as well as active duty and veteran military personnel could be eligible for lower interest rates.

Eligible applicants include individuals who:

• have never owned a home (Waived if Buying within the 13 Florida Counties above)
• don't claim their mobile home as real property,
• haven't owned and occupied a home as their primary residence within the past three years (Waived if Buying within the 13 Florida Counties above)
• have established credit worthiness, and
• have an annual income that does not exceed program limits. (For Example a maximum of $67,080.00 for a family of 1 or 2; and $78,260.00 for a family of 3 or more in Miami-Dade County, call me for more information).

First Time Homebuyer Programs

Florida First: This program helps borrowers by offering a low, 30-year fixed rate loan. It is for borrowers that need the low rates to make their monthly payments more affordable.

Florida Plus: This program offers a low, 30-year fixed rate loan and 4% of the loan amount to borrowers as a grant to help pay down payment and closing costs.

Florida Advantage: This program offers a very low interest rate to borrowers in Urban Infill Areas, Front Porch Florida Community Areas, Rural Development Self-Help and HOPE VI Project Areas and for disabled households. This program is for buyers at a lower income level.

Florida Heroes: This program helps borrowers that are education professionals, sworn officers of the state of Florida, healthcare professionals, and all active duty military and veterans with a very low interest rate on a mortgage.

Florida 40: This program helps borrowers by allowing them to spread their loan payments over a 40-year time frame.

Florida 40 Plus: This program offers the benefits of a 40-year loan term and 4% of the loan amount as a grant to the borrower to help pay down payment and closing costs.

Down Payment Assistance Programs

Florida Assist: Offers moderate income borrowers up to $10,000 to assist with down payment and closing costs. This loan is offered at a 0% interest rate and must be repaid only if the borrower sells or refinances the home.

HAMI Loans: Offers up to $5,000 to assist with down payment and closing costs. Borrowers have 10 years to repay this loan.
